SCENARIOA major fast food outlet chain is about to embark on an expansion programme adding 15 new outlets over the next three years. These projects are spread though out New Zealand with a total budget (including land costs) of $90m being set for this programme.A set of plans is available on Moodle and is provided for the sole purpose of completing this assignment. They must not be copied or used for any other purpose(a) The 15 new builds will be on ‘green field’ sites or as part of existing developments and purpose built to a standard plan including site works and car parking. The only variable will be site location relative to road frontages and the acceptable access layout. The standard site is as per the set of documents provided and this is the first one to be built and is ready to start phase two now.The company has engaged your firm of consultant project managers to facilitate this development over the three year period. The intended programme is to construct 5 per year for three years to ease the development cash flow requirements. The intended time line isPhase one – Resource consent is available. Develop design to suit each site 1 month and finalise documents.Phase two - Finalise intended procurement method to suit location and obtain building consent two months.Phase three -The construction period for each build will be a maximum of 15 weeks from award contract to opening for business. Note this includes three weeks for client supplied fit out and training of new staff.Your firm’s scope of works starts at Phase one and ends at the completion of the 90 day maintenance period. Each outlet will open with a Certificate of Public use and the Code of Compliance will be obtained by the client during the maintenance period.Your client is aware of the potential to achieve improved project performance by entering into framework agreements with key parties in the design, construction and procurement process necessary to achieve this programme of works.Key objectives for the company in this programme are:• Reinforce the franchise brand image through the physical appearance of the outlets• Good stakeholder management
