The assessor will use the observation checklist to document the learner’s performance which will count towards the final assessment decision. The assessor is to support the learner to understand the assessment requirements.   Assessment: Role Play For this assessment you will be required to demonstrate your ability to: 1. Apply dispute resolution processes 2. Communicate   Your assessor will provide you feedback upon completion of this project. You are to complete a role play with a partner about a dispute with a client. Your Assessor will observe the role play and ensure you are applying appropriate skills to deal with the complaint.   The details are as follows:   ·       You are a site manager who deals directly with clients when their houses are built for Life-size Homes. ·       A client is angry that the façade they have chosen does not look the way they thought it would. ·       They are unhappy with the appearance at the front as they thought it would be rendered and it is not. ·       You have checked the contract and the client definitely chose that façade without rendering. ·       They would like to make a formal complaint to your business and if unresolved they are going to make a formal complaint with Consumer Affairs. ·       How would you try to ensure this doesn’t occur again? ·       Your partner should play the angry client while you try to resolve the situation. You should then swap roles.   Receipt of dispute – telephone or face to face   ·       Details should be gathered and immediate (first point) resolution applied where practicable. ·       For complaints requiring research or escalation, clients must be contacted for follow up ·       least once in every 3 business day period until the issue is resolved.                                            General Expectations ·       Take ownership of the dispute ·       Explain your process to the client ·       Follow up on all of your promises ·       Where handover is required to senior management, this must be a warm handover with ·       introduction and a summary of the case to date   Recording keeping   All disputes must be recorded in writing. The staff member responsible must outline the cause of the complaint and record all steps taken to resolve the dispute. Each contact made with the client must be recorded. Place a tick in the relevant box next to each criterion. PROJECT Assessor Instructions: This assessment allows the learner to apply their skills and knowledge in their business. The learner should apply this project to their own business activities. If they’re unable to apply this to their business (the activities being undertaken are not aligned with the requirements of the assessment), the learner may use a hypothetical scenario, or work from a previous project. The work must be all the learner’s own. In the case of work being completed by another person in the business, the learner must repeat the task (for example creating a process) in their own words and applying the learnings from the workshop and self study for this unit.   This project must be completed in full. Responses should apply directly to the learner’s workplace. Where this cannot be completed in the work environment, the responses may be industry related or scenario responses. Learners are to indicate in their responses where they are relevant to their own business, the industry in general or a simulated business scenario. Comply with insurance and regulatory requirements for housing construction 5. Apply legislation to financial transactions 6. Meet building contract obligations 7. Apply industrial relations policies and obligations relevant to housing construction 8. Apply dispute resolution processes   Your assessor will provide you feedback upon completion of this project. This project is in five parts. 1.     Builder Licensing and Registration 2.     Industrial Relations 3.     Workplace health and safety 4.     Builder Codes, acts and regulations 5.     Dispute resolution You will need to collect documents and complete tasks in the workplace. 1. Builder Licensing and Regulation Please attach copies of the following to this assessment: ·       Your own registration documentation that is required to work as a builder in your state. ·       Your business registration documentation and attach to this assessment (including business name, ABN, TFN, and financial registration such as GST and PAYG Withholding)   2. Industrial Relations and Employment Please attach to this assessment: ·       Your policies for Bullying and Harassment, Discrimination and EEO (if your business doesn’t have any, develop these policies to ensure you are being proactive in managing these behaviours). ·       A copy of a workplace agreement engaged by your business ·       Evidence that demonstrates the way in which subcontract companies are ·       Checked to ensure that they will comply with company policy and obligations OR ·       Directed to follow company policy and obligations ·       Training records and/or agreements demonstrating staff development   Choose four colleagues that you work with who are at different levels in the building industry:   What classification are they?               What industrial award/workplace agreement do they fall under or use?             What payroll set up has been used for these people?             List one form of training that each person has received in order to work in their job role.           What reference materials should they have received when beginning work on the site?         What interpersonal skills do you have that you apply to ensure work processes are supervised and monitored effectively?               3. Workplace Health and Safety Please attach to this assessment some images of workplace health and safety in practice on your work site. You should take photos using your phone or digital camera and attach them to this assessment. Create a reference guide by numbering your photos and including a brief description of each per the points below:   At least 3 different signs that are used on site. Explain what they mean.               Show three practices on site that are related to WHS regulations. Explain what legislation, code or provision the practice is referring to.               Show an image of two risk management processes in place. Explain the processes and attach your Risk Management Plan (if you do not already have one that you developed, you must plan and create one).             4. Builder codes, acts and regulations List the mandatory insurance that was required for the job and attach a Certificate of Insurance to this assessment for each type held.                   List two sustainability and environmental matters that you needed to consider on the work site.                 Outline what contract was used for the site with the client and why.                     How was the work carried out to follow the contract?             List all the approvals required for the work site.                 Research and explain two codes, acts or regulations relevant to this particular worksite.                 5.   Dispute resolution Please attach to this assessment your dispute resolution policies and answer the following questions: Dispute Resolution Process         How are client complaints dealt with?           How are these documented?               How do you deal with internal complaints about staff behaviour (EEO/Anti discrimination/Harassment and Bullying)?
