Building Services Appreciation: Preliminary Report Introduction to Buildings: BUIL1226 Jonathan Garoni S3720972 and Michael Crowley S3752663 The subject property for this report is 171 Collins street in Melbourne, Victoria. Owned jointly by CBUS Property and Charter Hall, they redeveloped the historic Mayfair Building on Collins Street into a premium grade, 19-story tower completed in 2013. The development consists of retail space, including luxury shops fronting Collins street as well as office space. According to the planning committee report on the development proposal, it was a two-pronged development. Firstly, to “refurbish the original heritage fabric of the former auditorium” (Melbourne Planning Committee, 2007). This would ensure the preservation of the Mayfair building’s façade on Collins street. Secondly, “a new 19 level office building with lower level retail uses” (Melbourne Planning Committee, 2007) which would be set behind the original Mayfair building, incorporating its original façade. For this report, we will be analysing the building services used on this development. This can include HVAC systems, vertical transportation such as elevators and escalators as well as fire protection. The following images are taken from 171 Collins website. The first is the tower pictured from across the Yarra River looking towards the city. The second is the Collins street façade. (171Collins) (171Collins) 171 Collins Street was selected for this report as it has a variety of unique and interesting building services to analyse. These services contribute to the impressive sustainability credentials and awards that this building has received including a 6-star NABERS energy rating, 6-Star Green Star As-Built rating, 6-Star Green Star (V2) Office Design rating and the Victorian Development of the Year award. The specific services we have chosen to appreciate in this preliminary report are the HVAC system and the destination-controlled lift system. Innovative HVAC Systems were designed for this development. Because of the extremely high-performance façade, a highly efficient, low maintenance HVAC system was devised. Ecolibrium’s 2015 cover feature on 171 Collins street describes a centralised system broken into two zones; internal and façade in order to take advantage of the reduced solar loads from the high-performance façade. This system “incorporates an innovative coil arrangement on the central AHUs; separate cooling coils were provided for outside air and return air” (Ecolibrium, 2015). The cover feature goes on to discuss how the two zones of building ventilation differ with the perimeter zones of the HVAC system being serviced by Variable air handling units while the internal zones are controlled by motorised dampers. This air is delivered by floor diffusers. The image below taken from Ecolibriums cover feature shows one of the two plant rooms which service the façade and internal zones of the office tower. This system was selected for appreciation because of its unique design and its integration with other building systems to maximise efficiency for the whole building.
