Introduction: Residential construction in NSW and particularly Western Sydney is currently in an uptrend. This is thanks to the NSW’s Government and The Growth Centres Commission legislation to facilitate the increased density and new residential targets for growth – named the State Environmental Planning Policy (Sydney Region Growth Centres) 2006. Despite this policy providing the planning framework for increased residential densities, infrastructure, and zoning requirements, it has been the requirement of Local Councils to ensure that development is undertaken in accordance to their specific aims & objectives. The particular project we are focusing on in this assignment is Oran Park town development under the direction of Landcom, which is at an elevation of 96.7m not far from Catherine Field. It is a major housing development which is Sydney fastest growing development. Oran Park was one of the first Precincts released in the South West Growth Centre. (See web pages at the end). Development in Oran Park commenced in December 2008. When fully developed, the Precinct will include: • Around 18 hectares of employment land • A 50,000 square metre town centre and two neighbourhood centres • 36 kilometres of walking and cycling routes, and • 148 hectares of open space Oran Park Town has attracted keen homebuyers from all over Sydney. The first stages of land releases around the Oran Park Town Centre have experienced high demand, with the first residents moving into their new homes in 2011. The Oran Park Development Control Plan 2007 (DCP) has been amended in August 2014. The amendment updates development controls for the Oran Park Town Centre in Part B of the DCP. These controls help facilitate the development of the town centre and include a Public Domain Manual and Ecological Sustainable Development (ESD) controls for the town centre. Other minor amendments were also made to Part A of the DCP. Eventually it will have 25,000 residents living a modern lifestyle, incorporating the latest in home design and sustainability. This development has a Community Resource Hub which is a one-stop-shop for the community’s social, learning, leisure and healthcare needs. There is a shopping centre, restaurants and play centre. There is also schools, retirement village, churches and many other resources that makes the Oran Park Town Development totally self-contained. Task - 1. Create an introduction for the project. 2.
