Each class member is assigned Case Study 1.Assume you are a building contractor and you have won a bid to construct a high-rise residential apartment building. The complex is to be located in an area of the city which borders a high-crime urban area on one side, and industrial facilities on the other. You will need to take these factors into consideration before you start the project. How will you incorporate the needs of the future occupants into your approach to the construction?



You should take into consideration:



  • territoriality;

  • natural surveillance;

  • design guidelines;

  • territory and personal defense strategies; and

  • confidence restoration strategies.

Situation Analysis
We have won a bid to construct a high-rise building in an area which is bordered by high-
crime urban area on one side and industrial facilit
ies on the other side. Various factors need
to be considered before starting the project so that occupants get a homely feeling and are
satisfied with the building in all respects.
Problem/Issues Identified
The building area is bordered by high-crime urban area on one side and industrial facilities on
the other side. The major challenge posed before any constructor therefore is, how to build a
facility that can tackle both situations. One needs a building that is well protected from the
crime that goes around the urban area, so that people can breathe safe. The second thing that
the building needs to assure is safeguarding people from the industrial wastes and hazards.
Living near an industry can be really dangerous. In fact it can cause major health problems. A
building that is built should ensure perfect health of the people residing within it.
Strategies/Considerations
With the prime objective of ensuring safety and health of the occupants as well as making
their lives comfortable, the following strategies needs to be considered before starting
theproject:
Territoriality: It involves an individual’s perception of, and relationship with, his/her
environment. A strong sense of territoriality encourages an individual to take control of
his/her environment and defend that place against any sort of attack. It would be achieved by
allowing occupants an easy identification of certain areas as their exclusive domain, so that
he/she can relate with it with a sense of pride and ownership. Few examples of the same
would be parking space, personal entertainment area, gym, safety measures, medical aid,
healthy atmosphere, etc. All these facilities would connect an occupant and he would not only
be able to defend his environment but would also want to defend it.
