Subsurface stresses in soil ultimately can be the reason for many structures to settle. Understanding what material the soil consists of and prepping the ground properly for the structure that is to be built is extremely important. Many things may need to be done to make sure the soil has been compacted properly. ,Dewatering of the existing material may need to be done to excavate the soil and prep the ground work for the structure. Drainage systems may need to be installed in an area that has high water table. Maybe the ground is to sandy for the elevation slope where the structure is to be built and additional types of fill need to be brought in that will help with compaction and stabilization. Whatever the soil type proper testing and compaction is key to help minimize settlement. As far as settlement of the structure there are several reasons that can cause that but usually it has to do with the ground settling itself. Most structure settlement caused by the soil settling is minimal unless a sinkhole happens to open up. But there are many cases where structure settlement was do to poor engineering and shoddy workmanship.
