The Hotel consists of 160 rooms with maximum capacity of 350 guests, a restaurant with capacity of 150 guests, a function room with maximum capacity of 250 guests and a conference room with maximum capacity of 200 guests. The average price per room per night is $150. While the hotel is located in a very popular location and close proximity to a river and the city centre, it is becoming quite outdated. The owners rely heavily on their corporate clientele. Clients usually use the hotel for their expat employees. Due to long-term contracts, they pay on credit with invoices being issued at the end of each month. The hotel is often faced with outstanding invoices. The owners have so far tolerated it as it usually occurs with their long-term clients. Additionally, to the accommodation services, they often use hotel facilities for their functions and conferences. The hotel is constantly having difficulties retaining a good quality staff as they always get junior personnel, which once gaining experience will usually leave for better opportunities in hotels with higher ratings. The biggest issue is to retain high quality personnel in the hotel restaurant, especially a chef. The owners would like to increase the hotel star rating by renovating or refurbishing the hotel and improving their services. They are thinking about building a Wellness Centre on the rooftop of the hotel, which would include a massage treatment room, gym, spa, sauna and an outdoor pool. As new plans will require quite extensive capital investment, the owners would like to know where they stand financially before making any major decisions. You have been appointed to analyse their financial statements and to give them an insight on which areas should be improved and analysed further. You are expected to conduct the financial statement analysis in Excel workbook and then use your findings in creating a business report to be submitted to the client. ystal Hotel is a private chain of hotels based in Sydney, Australia with a close proximity to rivers and the landscape is also quite attractive. With a total of 160 rooms that can accommodate a maximum of 350 guests, the hotel also have other amenities like restaurant which can accommodate 150 guests, a function room with capacity of 250 guests and a conference room of 200 guests.
· The income of the hotel general depends on the large clientele on a contract basis, who maintains credit for using the hotel services. Thus, the outstanding invoices does not give the hotel much income to pay the hotel employees well such that all new recruits skips to better ones once they gain experience.
· On the whole, the hotel chain is a facing employee shortage as well as cash crunch. In order to attract new clients, the new proposal put forward by the team to build new Wellness Centre with advanced facilities would require heavy capital investments
· Along with the expansion of the hotel facilities, it is also important to update the current promotion and packages provided to clients, the new package can include discounts to long term existing clients if outstanding settlements are made with a particular period which would clear the outstanding invoice and increase income for the hotel. ANALYSIS OF FINANCIAL PERFORMANCE AS AT 30 JUNE 2018:
· Vertical analysis is a financial tool that lists each item as a percentage to the total base item. It is mainly used to understand the variations in the individual items when compared to total basic items like revenue, total assets and total liabilities group.
· As of 30 June 2018, Crystal Hotel’s revenue is slightly lower compared to industry standards. This lower percentage is due to decrease in food and beverages revenue which is 15% when compared to industry average of 32% (average % on price range) and 33% (average% on number of rooms) as of 2018. The other items enlisted under revenue like room revenue which is 64.27% compared to industry standards under number of rooms and price range which is 65% and 62%. Thus, the room revenue is in line with the industry standards. The other revenues are in line and even much higher than the industry standards. Cost of sales is observed to be more higher than industry standards as 31.95% compared to 21% in the industry, this is because the cost involved in the price range and also number of rooms which is much high than the industry standards.
