We are writing to clarify the following: «You are requested to select a Local Government Area (LGA) and write a report to ‘your client, as the project development manager, on what information/documents the LGA requires to lodge an application for a development project. The site can be hypothetical o actual, but in either case, you need to spell out the project, site characteristics and assumptions which would help identify what supporting SEE reports would be required. «For example, the project comprises ‘25 apartments in metropolitan Sydney’ so SEPP 65 and Apartment Design Guide apply; the site is ‘adjacent to a main road” or ‘within a heritage conservation area’ so an environmental Impact assessment report is required. The Sutherland Shire Council DA Guide posted on Moodie would be a useful reference. «The number of units sets the scale of the project. The project should comprise in the. order of 25 residential apariments as per the brief requirement. «Assignment Guidance Notes and Course Resources are available on Moodle for reference. No previous assignments will be provided. + Anintroduction section would be useful for the report. It should describe the purposes of this report and the project’site characteristics. «Cover Page, Site Photo, Content Page and Reference Page are excluded from the page count. «Words in tables (i. additional information for reference purposes) are excluded from the word count. 2020 DA GUIDE Your guide to lodging a development application with Sutherland Shire Council 2 | DA Guide 2020 - Updated Dec 2019 Change Record Date Author Version Change Reference 3 March 2008 Angelo Donni 1 Version 1 release 24 July 2008 Angelo Donni 2 Version 2 – Owners/Applicants Declaration of Affiliations note added 30 January 2009 Andrew Schofield 3 Version 3 – Exempt and Complying development changes, Public Place Enquiry requirements 8 April 2010 Andrew Schofield 2010.1 Version 2010.1 – Exempt and complying development changes, shadow diagram requirements, stylistic changes 2 June 2011 Andrew Schofield 2011.1 Version 2011.1 – Updated legislative requirements; stylistic changes; facade elevations, including Appendix 4 5 February 2013 Andrew Schofield 2013.1 Version 2013.1 – Updated legislative requirements; stylistic changes; updated images 14 June 2013 Andrew Schofield 2013.2 Version 2013.2 - Updated Estimated Cost on page 21 09 July 2015 Andrew Schofield 2015.1 Version 2015.1 - Updated to include reference to SSLEP 2015 December 2019 Andrew Schofield 2020.1 Version 2020.1 - Updated for NSW Planning Portal and general edits CONTENTS INTRODUCTION .......................................................................................................... 4 WHAT’S A “DEVELOPMENT APPLICATION”? ....................................................... 7 DO I NEED TO LODGE A DA? ................................................................................... 7 6 STEPS TO FOLLOW ................................................................................................. 7 1.
