ASSESSMENT 1: WRITTEN RESPONSE (Scenario based tasks and knowledge testing)

Question 2: Risk Management Scenario.(4 marks)
Guy and Samantha are tenants at 11 Somerville Street, Belmore Heights, which is managed by Evansdale Real Estate. Their four-bedroom property has a swimming pool. The latch on the swimming pool gate does not always lock properly. They have a 3-year-old son who has managed to open the pool gate on a number of occasions. They also have a dog that went out of the gate sometimes. They have sent a letter to Evansdale Real Estate asking for the lock to be fixed. However, the landlord is unwilling to pay for a locksmith to do this.
Identify three risks from the scenario.
# Firstly, the 3 year old son can unlock the door and reach the swimming pool without the parental guidance, leading to injuries due to fall and even drowning in the pool. It is seen that children under 5 years age have weak perception of speed and distance as well as inexperienced in terms of identifying the potential areas of hazards, therefore, parental guide is necessary[footnoteRef:1]. # Secondly, dog can get out on in the pool and bite people coming to visit Guy and Samantha in the pool and have a good time. The bike from the dog could lead to severe injuries, medical emergencies and safety issues for children visiting the pool. Any inconveniences caused by the pet of a person to another individual, makes the owner of the pet answerable to legal bindings[footnoteRef:2]. # Thirdly, the opened latch could cause unwanted entry to the pool, owned by Guy and Samantha. In case a party is taking place in the house, the children could open the latch and reach the pool, creating potential chances of drowning, receiving injury and polluting the pool.
